What is Libeen?

Libeen is a company whose mission is to help young people buy their first home through Smart Housing. Libeen has a social impact fund with which we purchase the homes our clients choose to help them save on a mortgage down payment.


What is Smart Housing?

#SmartHousing means stop spending money on a simple rental and start using it to buy YOUR home with Libeen. How does it work? You contribute a small deposit that goes in full to the purchase of your home, and a fixed amount of your monthly rent (around 30%) is also allocated to the purchase of your home. With this, in a maximum of 7 years you save 20% of the price of the home so that you can become the owner. Similar to a rent with option to buy.


In 3 simple steps we explain how Smart Housing works:

1. Choose a home: search our marketplace for one that appeals to you, or if you have already found another one on any platform, contact us so we can buy it for you.

2. You sign the Smart Housing contract by providing the down payment and start saving using your rent.

3. Go for the mortgage!: in just 7 years you will have saved the 20% you need for a mortgage and we will guide you at all times so that you can access the one that best suits you.


What requirements do I need to meet to be able to buy my home through Smart Housing?

Before starting the process we will do a scoring to verify your financial situation. But in general terms you can apply to buy your home with us if:

1. You have a stable income.

2. You do not appear in the ASNEF registry nor do you have other large loans.

3. You are between 18 and 47 years old.

4. You want to stop wasting money on a simple rental...


What is the process to start buying my house with Libeen Smart Housing?

- We give you a financial score to facilitate your rental and purchase maximums.

- We help you in your search for three months. You can search both on our website and on other platforms such as Idealista.

- We take care of the entire process of negotiation, study, appraisal and purchase of your home with the funds that we have reserved for you.

- You move into your home and save every month on rent.

In short, you only need to worry about visiting homes and letting us know which one you like.


What documents do we need from you?

We will need your identification document (DNI, NIE or Passport). Additionally, we will need you to provide us with information about your employment situation:

1. If you are employed, we will need you to provide us with the last 2 payslips.

2. If you are self-employed, we will need your latest income tax return (IRPF) and the last 2 Social Security receipts or installment payment of VAT.

3. For any type of temporary contract, we will need you to provide us with your Work Life.


If I buy with someone, is the income of both taken into account for the financial scoring?

Indeed, we will always take into account the income of all the people who will be holders of the contract.


When is the purchase done and I become the owner of my home?

In a period of maximum 7 years you will have contributed 20% of the price of your home, at this time you will buy the home and become the owner.


Can I buy my home before the 7 years?

Of course, we are flexible. If you want to buy from year 3 onwards you can do so, but keep in mind that you will not have yet contributed the entire 20% of the purchase price.


Are taxes and home purchase expenses included?

When we buy the home for you, we bear the taxes and notary, registration and appraisal expenses. When you become the owner, you will have to assume these costs yourself.


Do I have to make any extra annual contributions?

No, with us you do not have to make any additional contribution.


Can I renovate or modify the home?

We want you to always feel at home, so yes, you can decorate it however you want and you can adjust it to your needs and tastes. Although we always need you to tell us before.


Who is responsible for the maintenance of the home?

We pay for your home insurance until you become the owner. In case of repairs that are not covered by the insurance, you will have to assume them yourself.


Will Libeen help me get a mortgage?

We have partners who, if you want, can help you find the best conditions, but you are the one who decides with whom to search and sign your mortgage. Remember that it is your responsibility to find the final financing.


Can I sublease my home?

Yes, but always with our prior authorization of the subtenant.


Who pays the IBI, community and home insurance?

Libeen takes care of all these costs until you become the owner.


Can it only be done with homes on your website?

As we buy homes that are for sale on the market, you can expand your search using other real estate portals... BUT remember that the prices published on other platforms have not yet applied the Smart Housing model. If you have seen a home that you liked, we recommend that you contact us so that we can tell you how the home would look.
